What is EICR?
EICR stands for electrical installation condition report. An EICR report is provided as a result of a property inspection, and the report identifies any issues including damage and defects to electrical wiring and the electrical system as well as deterioration in components and any other dangers that might arise as a result of the current electrical installation.
What are the changes to Residential EICRs?
Here’s a quick summary of the changes to Residential EICRS. For a more comprehensive overview, contact Emergency Electricians.
Effective from 1st June 2020, all private landlords must have the electrical installation in their rental properties checked by a qualified electrician to ensure they’re safe and that they comply with the latest EICR regulations.
- All inspections and tests must be done prior to any new tenancy
- All existing tenancies must also have been completed already
- Checks must also be completed on a 5-year basis
- Inspection reports must be provided to new and existing tenants
If you have a tenancy agreement and have not had an inspection completed or have not provided your tenant with a copy of the latest EICR report then you are most likely breaking the law.

What needs to be inspected for a residential EICR?
During the inspection and testing, everything that’s associated with the overall electrical system needs to be checked. This includes plugs, sockets, light fittings, switches and even extension leads.
The fusebox and RCD protection for the home is also a core component that needs to be tested to ensure it is safely working and there aren’t any defects. Even if the electricity is working fine, there could still be possible issues identified that could lead to a dangerous outcome in the future.
During the EICR inspection, we will look for any visible signs of wear and tear to your electrical circuits and hardware as well as any signs of scorching or burning.
How long does an EICR inspection take?
This can vary depending on the size and age of the property but please allow a couple of hours to complete the inspection. Residential EICR inspections for landlords are essential electrical installation condition reports for the electrical safety in rented properties, so let's make sure your rental properties are safe.
